Ajman closes Q3 with its strongest month of the quarter
Ajman's property market ended the third quarter on a high. According to the Ajman Department of Land and Real Estate Regulation, the emirate recorded 1,143 real estate transactions worth AED 1.9 billion in September 2026.
That is the highest monthly value of Q3. It is also above the monthly average of about AED 1.8 billion that Ajman set in the first half of the year, when it recorded 6,815 transactions worth more than AED 10.8 billion.

How September compares with July and August
September's total value rose 24% from August, while the number of deals grew 15%. Bigger deals, not just more deals, drove the jump.
Three points stand out:
- Trading value jumped 48%. Sales value climbed from AED 970 million in August to AED 1.44 billion in September, on only 15% more sales deals.
- The average sale got bigger. The average trading deal was roughly AED 1.64 million in September, up from about AED 1.26 million in August. This points to more high-value plots, villas and larger units changing hands.
- July had the most deals, September the most value. July recorded 1,517 transactions but a lower total value. The market shifted from volume to value as the quarter went on.
After the usual summer slowdown in August, September shows buyers returning with larger budgets as the new season begins.
Most traded projects and areas
Emirates City kept its place as Ajman's most traded project, and Al Helio led all neighbourhoods for the second month running.
Emirates City stays on top
Emirates City was also the most traded development across the whole first half of 2026. Its mix of affordable freehold apartments, ready stock and strong rental demand keeps it popular with first-time buyers and investors. Azha Community moves up to second
Azha Community climbed into the top two in September. In August, it also recorded the highest-value sale among development projects, at AED 2.1 million. Growing interest here matters if you are considering off-plan projects such as Azha Park Residences or Azha View Residences.
Ajman One remains a steady performer
Ajman One ranked third in both August and September, and in the first half of the year. Its consistent trading shows reliable resale demand in established, completed towers.
Al Helio leads at area level
Al Helio 2 ranked first for trading in both August and September, with Al Helio 1 close behind. Al Helio is one of Ajman's growing residential districts, popular with buyers looking for land and villas at prices well below Dubai and Sharjah. Al Zahya entered the top three in September.
Mortgages, transfers and gifts
Mortgage activity was concentrated in Al Nakheel 2, which recorded the highest mortgage value of the month at AED 198 million. For comparison, August's 142 mortgage deals totalled just over AED 340 million, and Al Rawda 3 led that month with a single AED 27.5 million mortgage.
September also recorded:
- 153 transfer transactions, with Al Jurf Industrial 1 posting the most transfer activity. This reflects demand for industrial and commercial land, not only homes.
- 207 gift transactions worth AED 15 million. Gifts usually mean family members moving property between themselves, often for estate planning.

What September's numbers mean for you
If you are buying a home
Demand is strongest in established communities like Emirates City, Azha Community and Ajman One. Good units here sell fast, so have your budget, documents and financing ready before you start viewing. Ajman is still far more affordable than Dubai: the average price per square foot is around AED 300–400 in Ajman, compared with AED 1,200–1,500 in Dubai, according to Colliers data.
If you are investing
Rising deal values and steady trading in the same top projects point to a healthy, liquid market. Projects that trade often are easier to rent out and easier to resell later. Off-plan projects in active communities, with flexible payment plans, let you enter with a smaller upfront amount.
If you are selling

Outlook for Q4 2026
We expect Ajman's market to stay active through the final quarter, for three reasons.
- Seasonal demand. October to March is the UAE's busiest property season, as cooler weather brings back viewings, relocations and overseas buyers.
- New supply on the way. Developer GJ Properties has almost 4,500 units under construction across nine Ajman projects and plans to launch a multibillion-dollar masterplan in the emirate. New launches usually come with attractive payment plans for early buyers.
- Affordability. With prices at a fraction of Dubai's, Ajman continues to draw families and investors priced out of neighbouring emirates.
