Where It Actually Is and Why That Matters

Ajman Creek Tower sits on Sheikh Rashid Bin Saeed Al Maktoum Street in Al Nuaimiya, right along the creek side. The location sounds simple but it carries a lot of practical value for tenants.

If you work in Ajman Free Zone, you are looking at roughly a five minute drive. If you commute to Sharjah, the main roads from here connect quickly to Sheikh Mohammed Bin Zayed Road. For Dubai commuters it is around 25 minutes to Dubai International Airport on a clear morning, which by UAE standards is genuinely reasonable for the rent you will pay.

For a 1-bedroom apartment in Al Nuaimiya, annual rents currently range from AED 18,000 to AED 35,000 depending on floor, furnishing, and building. For a 2-bedroom, you are looking at AED 25,000 to AED 48,000 annually.

Once Ajman Creek Tower opens for tenants post-handover, expect rents to sit at the upper end of that range given the creek side location, newer finishes, and full amenity package. Brand new buildings with water views in this area command a premium over older stock.

For context, a comparable 1-bedroom in Sharjah currently averages AED 35,000 to AED 50,000 per year. Dubai is significantly higher. Ajman remains the most affordable waterfront rental option in the UAE for professionals who do not need a Dubai address specifically.

Amenities That Are Actually Useful

The development includes a rooftop swimming pool with creek views, a fully equipped gymnasium, children's play areas, landscaped common spaces, and 24/7 security with CCTV and access-controlled entry. The ground floor retail strip with shops and restaurants is something that adds genuine day-to-day convenience rather than just looking good on a brochure.

The Rental Process in Ajman: What to Expect

Ajman does not use the Ejari system. That is a Dubai-specific registration platform. In Ajman, tenancy contracts are registered through the Ajman Municipality system.
