Al Helio Ajman: Complete Area Guide (2026)
Al Helio was Ajman's most traded area in August and September 2026. Here's everything you need to know about its villas, plots, prices, rents, schools and commute before you buy or rent.

Why Al Helio is Ajman's most traded area
Al Helio has quietly become the busiest property district in Ajman. According to the Ajman Department of Land and Real Estate Regulation, Al Helio 2 ranked first for trading activity in both August and September 2026, with Al Helio 1 close behind.
The reason is simple: space for the money. Al Helio is one of the few places in the UAE where families can still buy a new 4 or 5-bedroom villa for around AED 1.5 million, or buy a freehold plot and build their own home.
In this guide, we cover where Al Helio is, how its sub-communities differ, what properties cost to buy and rent, what's nearby, and whether it suits you.
Where is Al Helio?
Al Helio sits on the eastern edge of Ajman, right next to the Sharjah border. It neighbours Al Zahya, Al Yasmeen, Emirates City and Al Zubair.
The area's biggest advantage is road access. Al Hamriyah Road (S144) connects it directly to Emirates Road (E611) and Sheikh Mohammed Bin Zayed Road (E311), the two main highways towards Sharjah and Dubai.
For public transport, Ajman Public Transport Corporation buses link Al Helio to Ajman city centre, Al Jurf and Sharjah. Route AJF3-1 stops along the main roads, including at Humaidiya Park and Emirates City. Most residents still drive, and parking is easy: villas come with private garages or driveways.
Al Helio 1, Al Helio 2 and Al Helio Downtown
Al Helio is split into three sub-communities. Al Helio 2 is the largest and most active, Al Helio 1 is quieter and more settled, and Al Helio Downtown is the smallest, with a mix of apartments and villas.
On the portals, Al Helio 2 alone accounts for about two-thirds of all Al Helio listings, which matches its lead in the official trading data.
Property types and prices in Al Helio
Most new villas in Al Helio list for between AED 1.25 million and AED 2.1 million, and residential plots start under AED 500,000. The median asking price across all Al Helio listings on Property Finder is about AED 1.6 million.
Prices are asking prices from live listings in October 2026, not registered sale prices. Final prices depend on finishing, plot position and whether registration fees are included.
Plots and G+2 permits
Al Helio is one of Ajman's main markets for land. Plots typically list at about AED 240–270 per square foot. Many come with G+2 permits, which allow a ground floor plus two upper floors, enough for a large family villa or a set of townhouses.
Before buying a plot, check its zoning, permitted height and ownership type with the Ajman Department of Land and Real Estate Regulation.
Ready villas from developers
Several developers sell ready or near-ready villas here, often with payment plans. GJ Properties, for example, offers 4-bedroom Helio Villas of about 3,000 sq ft from around AED 1.4 million. Ask us for current availability across Al Helio projects.
Rent prices in Al Helio
A 4-bedroom villa in Al Helio rents for about AED 100,000 a year on average, and a 5-bedroom for about AED 115,000, according to Property Finder. Villa rents across the area mostly range from AED 80,000 to AED 180,000 a year.
Brand-new and furnished villas sit at the top of each range. Many landlords accept rent in 4 to 6 cheques. For where rents are heading, see our Ajman rental market forecast.
Schools, healthcare and shopping near Al Helio
Daily essentials like supermarkets, mosques and parks are within a few minutes' drive. For private schools, malls and hospitals, plan on a 20 to 30-minute drive into central Ajman.
Al Helio 2 is a few minutes closer to PACE Ajman and the main roads. For a full list of medical facilities, read our guide to healthcare in Ajman.
Commute times from Al Helio
Most of Sharjah is under 30 minutes away, and Dubai International Airport takes about 50 to 60 minutes, depending on traffic.
Times are off-peak estimates. Morning traffic towards Dubai on the E311 can add 20 minutes or more, so test your commute at rush hour before you commit.
Is Al Helio a good investment?
For buyers who want land, villas and steady family rental demand, Al Helio is one of Ajman's strongest options in 2026. Four points support that:
- It leads the official data. Al Helio 2 ranked first for trading activity in Ajman in August and September 2026, with Al Helio 1 in the top three both months. Al Helio 2 also led activity in January, alongside Emirates City. See our September 2026 market report for the full figures.
- Liquidity is high. Al Helio accounts for about 29% of all property listings in Ajman on Property Finder, so there is an active pool of buyers and tenants when you want to sell or rent.
- Rental returns are solid. A 4 to 5-bedroom villa bought for about AED 1.5–1.65 million and rented at AED 100,000–115,000 a year gives an estimated gross yield of around 6.5–7%, before service costs and vacancy.
- Prices are still low. Ajman's average price per square foot is around AED 300–400, compared with AED 1,200–1,500 in Dubai, according to Colliers data. Al Helio plots list below that, at about AED 240–270 per square foot.
The main risk is new supply. With many plots being built on at once, rents for standard villas could face pressure if completions outpace demand. Well-finished villas close to the main roads tend to hold their value best.
Pros and cons of living in Al Helio
Who is Al Helio best for?
- Large families who want 4 to 6 bedrooms, a majlis and a maid's room on one budget
- Buyers who want to build their own home or a small set of townhouses
- Investors targeting long-term family tenants
- Sharjah and Dubai commuters who prefer more space over a shorter drive
Al Helio is less suited to singles or young professionals without a car. They will usually find more convenience in central areas such as Al Nuaimia or Al Rashidiya.
